Palm Springs leads Coachella Valley in home sales as median prices dip to $1.13M
Palm Springs recorded 137 home sales in July, the highest volume in the valley, as single-family prices fell 5% and condo prices dropped 6%.

According to the latest Greater Palm Springs Realtors (GPSR) Desert Housing Report, the median price for an average-sized detached home in Palm Springs fell 5% to $1.13 million compared to the year before while attached home prices fell 6% to $419,000.Â
The median price of an average-sized detached home in the Coachella Valley last month was $650,000, which is level with prices compared to last year. Attached home prices were down 3% to $435,000.

All valley cities except for Coachella and Rancho Mirage saw decreases in detached home prices year-over-year, while the average attached home price changes ranged from an increase of 42% in Indian Wells to a 25% drop in Desert Hot Springs.
Palm Springs recorded 137 sales during the three-month period ending in July, the highest in the valley and a slight increase from 2025. Valley-wide, sales are down about 28% below average.
The report measured the valley’s housing inventory divided by recent sales, and determined that the housing market is moving into a more balanced market, not favoring either buyers or sellers.
Palm Springs had the most number of homes on the market at the start of the month with 592, down 69 compared to last year. Valley-wide, inventory is down almost 10% year-over-year to 2,668 units.
Homes are selling at a slightly higher discount this year, and a lower percentage of homes are selling over list price. Homes in Palm Springs are selling in an average of 52 days, much faster than last year’s average of 61.
