Architectural Review Committee requests restudy of 15-unit housing development

Committee members expressed concerns about various aspects of the project, including the repetition of facade elements and the proximity of the development to an adjacent historic building.

The Palm Springs Architectural Review Committee has asked for a restudy of a proposed 15-unit residential development at 211 North Sunrise Way. The committee, during its Sept. 3 meeting, requested additional elevations, clarification on setbacks, and information on solar controls before making a final decision.

The project, proposed by Heritage Group on behalf of property owner Shaul Mezrahi, aims to construct a multiple-family residential development on a 1.37-acre site that surrounds the historic Gas Company building, which is being converted to a single-family residence.

Committee members expressed concerns about various aspects of the project, including the repetition of facade elements and the proximity of the development to the adjacent historic building.

The committee also raised questions about solar control measures, particularly for units facing east and south.

Member Jackie Thomas proposed a motion for the restudy, stating, “I would like to propose that we get a look at the proposed project from a variety of different elevations so we can address the massing and potentially the depth of some of those overhangs.”

“I think it’s gorgeous. It’s beautiful,” added Member John Walsh. “I especially like the detailing on the entries of the three panel repeated forms that come down on each side of the buildings on the street frontage.”

The committee unanimously approved the motion for a restudy, requesting more detailed information and visualizations to address their concerns.

The project, which has already received approval from the Planning Commission for its site plan and circulation, will need to return to the Architectural Review Committee with the requested modifications before moving forward in the approval process.
